Should there be more restrictions on landlords?

Throughout human history, landlords have commonly been a source of suffering. Frequently, big landlords without any restrictions take most of what their residents make, often creating slave-like conditions that trap people in a cycle of uneducated endless poverty. If you've heard of English feudal system with serfs, or American slavery, you already have an idea of what happens when powerful landlords go crazy for money. That type of system has happened historically all over the world, using different names, from Japan to Africa to South America, and is especially common in developing countries. Luckily, in the US, there are huge restrictions on landlords. We don't have anything like that here anymore. However, landlords are getting more wealthy than ever from rising home prices, and their incomes are growing from raising rents on a low income populace that's getting ever poorer. 30% of Americans are now low-income, and nearly all of them rent their home from a landlord. Landlords are getting richer directly off the back of tenants who are getting poorer. Do you think the pendulum has swung too far, and US landlords need more restrictions? Or is it fine the way it is? What has been your experience with landlords? I personally have had pretty decent ones, luckily, but I have heard horror stories.
